§ 18-412. Definitions.

  • As used in this article, the following words and phrases shall have the meanings set forth below unless the context clearly indicates otherwise:

    Addition means construction which adds gross square feet to an existing nonresidential building or structure subject to this article.

    Building permit means the permit issued or required by the city for the construction, improvement or remodeling of any structure pursuant to and as defined by this in the city's building and housing code.

    Chief building official means the chief building official in the building division of the city's community development department or the chief building official's designee(s).

    Community development director means the director of the community development and his or her designee(s).

    Gross square feet means the floor area of the building or structure comprising the proposed nonresidential construction as determined by the chief building official. The terms "floor area," "building" and "structure" mean the same as defined in the uniform building code adopted by the city, subject to any applicable modifications and amendments, with the exception that this area does not include parking garages, carports or canopies that do not cover a specific occupancy.

    Housing unit means a new dwelling unit of any tenure, type or price, including the rehabilitation of dangerous residential buildings as defined in the city's building and housing code.

    Improvement or alteration means construction of a tenant improvement or alteration which results in a change in the use type of an existing building or structure, or portion thereof, and that increases the employee density of such building or structure, or portion thereof, as determined by the chief building official or the community development director, and is thereby subject to this article.

    Nonresidential construction means fabricating or erecting any building or structure designed to be used for any specific use types as set forth by resolution and includes use that is determined by the community development director to impact housing demand pursuant to this chapter.

    Specified low income households means those households with annual incomes at or below 60 percent of the median family income for the Sacramento Primary Metropolitan Statistical Area (PMSA) as set forth annually by the U.S. Department of Housing and Urban Development (HUD). It also includes "very low income households."

    Very low income households means those households with incomes at or below 50 percent of the median family income for the Sacramento Primary Metropolitan Statistical Area (PMSA) as set forth annually by the U.S. Department of Housing and Urban Development (HUD).
